This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer. Access Statement Quayside sits on the banks of the River Deben, in the village of Waldringfield (approximately 3 miles south of Woodbridge and 7 miles east of Ipswich). There are three detached properties at Quayside: the main house which we occupy (Ged, Donna and Stuart Morgan), and two, one-bedroomed, self-catering cottages - Quayside Cottage and The Boathouse. Quayside has its own quay. All guests have waterfront seating and access to fish from the quay and secure a small boat (e.g. dinghy or canoe). Both properties have internet access but mobile phone signal here is very poor. Guests are welcome to give our number to anyone who may need to reach them during their stay. Both properties have tv/radio channels, iPod/iPhone docking station (with iPod music provided) , cd/dvd player and selection of music, films, books and games. Both properties have their own parking space on a loose stone/shingle drive: Quayside Cottage parking is on a slight incline, 4.57 metres from cottage entrance; The Boathouse parking is immediately in front of its private patio. The grounds of Quayside are protected with an electric sliding gate, providing easy access and a wide turning area; the grounds are fitted with lighting to the main entrance gate, bin store, lantern centrally fitted in the main driveway, sensor lighting on the approach to each property and spotlights/wall lights to illuminate the private garden/patio areas of each property. Quayside Cottage is a bungalow, overlooking the river. Traditionally designed, with separate sitting room, dining in the conservatory, kitchen, double bedroom with en-suite shower room and separate w.c. Wall-to-wall carpeting throughout, except kitchen, en-suite shower room and w.c. which are tiled. Heating is via modern, wall-mounted, electric convector heaters, with the addition of an electric, coal-effect, stove heater in the sitting room and electric underfloor heating in the shower room, plus heated towel rail. Lighting is a variety of traditional centre lights, spotlighting, wall and table lamps. Door thresholds are flush with the floor, except the glass sliding doors separating the sitting room and conservatory which has a rise of 30mm. Door widths range from 590mm to 740mm internally and the external porch door width is 780mm, with a rise of 200mm into the quarry tiled porch. Hand rail positioned to the left of the front door. Porch dimensions: 1730mm x 1130mm. Hall dimensions: 1350mm x 1080mm (1260mm into mat well). Bedroom walking space is limited at the foot of the bed to 480mm. The bed is a standard-size double divan with a height of 660mm. The shower is electric, on a sliding height control; walk-in shower cubicle with sliding door opening to width of 490mm and with a rise of 160mm into the shower; hand rail on the right as you step in. Non-slip shower mat provided. Toilet height is 440mm. Modern fitted kitchen with all electric appliances: low-level oven, incorporating grill, ceramic (knob control) hob, extractor fan, microwave oven, under worktop fridge with freezer box (additional deep freeze in outbuilding), cordless kettle and toaster. Selection of cooking utensils, cups, glasses (including wine and liquer) and matching crockery to cater for four dining. There is one step out of the conservatory (rise of 170mm) onto outside step and drop of 110mm onto lawn. Distance from conservatory to waterfront gate is 4.27 metres. The Boathouse is a two-storey dwelling, with distant river views from the first floor and outdoor waterfront seating. Distance via garden path from The Boathouse patio to waterfront seating is 13 metres. This is modern, open-plan, accommodation leading from kitchen, to dining, to sitting area. The bathroom is positioned off the entrance hall for extra privacy. Open-tread, wooden, staircase leads to first-floor double bedroom where french doors lead to an external landing area with table and chairs and stairs leading down into private patio garden. Internal staircase width is 670mm (bannister to wall). Exposed oak floors throughout, except entrance hall which is quarry tiled and bathroom which is fully tiled. There are two external doors, one to the entrance hall and one to the sitting room. External door widths are 740mm. There are only two internal doors: one leading to the bathroom and one to the kitchen, both internal door widths are 710mm. Entrance hall dimensions: 1140mm-1830mm x 1700mm (down to 610mm in cloaks corner). Heating is oil-fired underfloor heating, with radiator on the first floor, electric log-effect stove heater in the dining area plus there is a heated towel rail in the bathroom. Lighting is traditional overhead, spotlighting and table lamps. There is a bath and separate walk-in shower cubicle with hand rail on the left as you step in, mains shower on a sliding height control, door width into shower is 360mm with a rise of 130mm into the shower. Non-slip shower mat provided. Toilet height is 420mm. Modern fitted kitchen with all electric appliances: low-level oven, incorporating grill, ceramic (knob control) hob, extractor fan, microwave oven, full-size fridge and freezer box, dishwasher, cordless kettle and toaster. Selection of cooking utensils, cups, glasses (including wine and liquer) and matching crockery to cater for four dining. Garden
