Access Statement

Thank you for considering Quayside as your holiday base.

The purpose of this statement is to assist you with making the right choice of accommodation; to ensure that it meets your requirements and expectations.  It will be particularly useful to those with a specific access requirement.   However, please do call to discuss any special needs that you may have and wish to talk over in more detail.  Your comfort and enjoyment is important to us and we will do all we can to facilitate individual needs.

Quayside sits on the banks of the River Deben and is made up of three detached properties:  the main house which we occupy (Ged, Donna and Stuart Morgan), and two self-catering cottages: Quayside Cottage and The Boathouse.

Quayside Cottage is a detached bungalow, with river views from the cottage and garden. It provides ground floor accommodation of separate sitting room, conservatory, kitchen, double bedroom (with standard size double bed) with en-suite shower room and separate w.c., making it suitable for people with limited mobility who prefer not to or cannot use stairs (storage is provided - with advance notice please - for a motorised scooter, and battery charging facility is provided in the bike store adjoining the rear of Quayside Cottage - shared use with The Boathouse).  However, the cottage is not suitable for a wheelchair due to limited space to manoeuvre inside, and loose gravel driveway with a slight incline to the designated parking. Guests using a motorised scooter will also not find this surface suitable and so should only expect to use a scooter outside of Quayside property.

Whilst this property is not designed for disabled use, it does subtly cater for those with limited mobility with the provision of two hand rails within the cottage:  one inside the entrance porch, to the left of the front door; the other inside the spacious shower cubicle, on the right as you step in.  The floor surface is level throughout, with all door thresholds being flush with the flooring (with the exception of a 3cm raise between the conservatory and sitting room and 3cm raise over the front door threshold).  There is one step from the entrance door into the porch, one step from the front door into the hall, one step from the conservatory onto paving and one step from paving onto garden lawn (step rise from 65-180mm). 

The cottage is all electric, with modern wall-mounted convector heaters fitted to each room (apart from the wc); underfloor heating and electric towel rail in the shower room; coal-effect stove fire set in a brick fireplace recess in the sitting room, plus satellite/tv/radio/cd/dvd; and kitchen appliances include low-level oven incorporating grill, ceramic (knob control) hob and extractor hood, microwave oven, under unit fridge with freezer box, cordless kettle and toaster.  Wireless broadband facility is available - access key provided in cottage.

Accessories provided in Quayside Cottage are extensive and include:

  • Bedroom - double divan bed (fully made with cotton sheets, pillows and cases and duvet), vanity area and stool, chair, full set of quality wooden and padded clothes hangers, hairdryer, shoe cleaning kit, cotton wool; and in the en-suite shower room a non-slip shower mat, shaver point, soap and towels (sheets/hand/flannels).
  • Sitting room - display selection of wine and liquer glasses, extensive choice of books and CDs, games including chess set,  two-seater sofa and armchair, foot stool and occasional tables.
  • Conservatory - dining to seat four, two-seater sofa, foot stool and occasional tables.
  • Kitchen - stepladders, iron and ironing board, floor cleaning equipment and a stock of toilet and kitchen rolls; matching crockery and cutlery, cups and mugs to cater for four dining; oven gloves and teacosy, toast rack and condiment set, cooking foil and food wrap, bottle stops and food umbrellas, and a comprehensive selection of cooking utensils from rolling pin and potato masher to garlic press and pizza slice.
  • Your garden area - gas (supplied) barbeque with full set of cooking utensils, garden furniture.

Clothes washing is provided by us on request, but no drying (airer in cottage).  We take no responsibility for damage caused to laundry.

Freezer provided for Quayside Cottage guests is situated in the adjoining shed.

Emergency lighting/smoke/heat detector in the sitting room, outside the bedroom door.

Fire extinguisher in the bedroom.

Fire blanket in the kitchen, next to the door.

First Aid Kit in the wall cabinet to the wc.

Pocket torch in the entrance porch.

 

The Boathouse is a two-storey building.  Please note that the stairs make it unsuitable for those with limited mobility.  5-star rated and Gold Award 2009/2010.  

River views from the first-floor balcony and also via the tv which is tuned to receive camera footage from Quayside waterfront (so you can still watch the boats passing by when you are indoors).  Guests also have waterfront seating here at Quayside, where you can enjoy panoramic views in both directions of the river.  Distance via garden footpath from The Boathouse patio to the waterfront is approximately 25 metres.

This is open-plan accommodation, leading from kitchen, to dining, to sitting area.  The bathroom is positioned off the entrance hall for extra privacy and provides both bath and separate spacious shower cubicle.  The staircase is open tread and leads straight into the first-floor double bedroom with standard size double bed.  This is a bright and spacious room with vaulted ceiling and windows to all elevations.  Additional entry/exit from the bedroom is provided via an external staircase and balcony, accessed via french doors.

Heating is via underfloor oil-fired central heating to the ground floor and radiator to the first floor; heated towel rail to the bathroom; all electric kitchen appliances, including low-level oven, ceramic (knob control) hob and extractor fan, microwave oven, cordless kettle, toaster, dishwasher and full-size fridge and freezer compartment.  Lighting is spotlights, wall and table lamps.  Dining area with rustic dining table and bench seating, plus cosy electric, log-effect, stove heater.  Wired broadband connection.

Accessories provided in The Boathouse are extensive and include:

  • Bedroom - double divan bed (fully made with cotton sheets, pillows and cases and duvet), vanity area, full set of quality wooden clothes hangers, hairdryer, shoe cleaning kit, cotton wool, bench seating.
  • Sitting area - two-seater sofa and armchair, poufe and occasional tables, satellite tv/radio/dvd.
  • Dining area - dining to seat four with bench seating and two chairs, CD player and selection of books, CDs and DVDs.
  • Kitchen - matching crockery and cutlery, cups and mugs and selection of glasses both wine, tumblers and liquer to cater for four dining; oven gloves and teacosy, toast rack and condiment set, cooking foil and food wrap, bottle stops and food umbrellas, and a comprehensive selection of cooking utensils from wooden spoons and potato masher to garlic press and pizza slice.
  • Hall cupboard - stepladder, iron and ironing board, floor cleaning equipment and a stock of toilet and kitchen rolls.
  • Bathroom - non-slip shower mat, shaver point, soap and towels (sheets/hand/flannels).
  • Your patio - gas (supplied) barbeque with full set of cooking utensils, garden furniture to ground level and balcony outside bedroom french doors, plus tables and chairs on the waterfront.

The grounds of Quayside are protected with an electric sliding gate, providing easy access and a wide turning area; the grounds are fitted with lighting to the main entrance gate, lantern centrally fitted in the main driveway, sensor lighting on the approach to your accommodation, and spotlights/wall lights to illuminate the private garden/patio areas of each of the three properties here at Quayside.

Quayside Cottage has ample parking, closely located (7 metres) from the cottage entrance.

The Boathouse has ample parking located immediately in front of its private patio garden.

 

Pre-Arrival Information

  • Contact us via phone and/or e-mail to request brochures, price lists and booking forms.
  • All details and receipts are confirmed and acknowledged in writing.
  • Final confirmation letter sets out detailed directions, arrival instructions, any special requests and bookings for dining reservations and newspaper delivery.
  • Guests are greeted on arrival, with assistance offered with luggage if required, a guided tour of the property and grounds and demonstration on operating appliances.
  • A comprehensive Information Folder provides details of the accommodation, general information to assist with daily living, and local tourist attractions, plus we are always on hand to help if needed.
